Hotels are the most common form of a resort property and we appraise many of
them. However, resort property can get much more complicated. One such property
that was appraised by American Appraisers was Edgewater Resort at Taylorsville
Lake, Kentucky.
This resort was on a peninsula into the lake and was owned by the Corp of
Engineers. The developer controlled the land through a ground lease for 100 years.
Individual cottages were built and sold to individuals who then "owned" the unit,
albeit a leasehold interest.
The project was comprised of several components including the sale of the units, the
rental income from the rental pool, sewer plant, condominium hotels, common
amenities and future expansion.
Another major project was the appraisal of a baseball tournament facility. The
project would include 10 baseball fields and four soccer fields. The facility would
then host national tournaments for traveling baseball teams.
We appraised a similar facility, except this property facilitated national tournament
play for basketball teams. These national tournament facilities are a recent
phenomenon and very few appraisers are qualified to appraise these types of
facilities. We are now considered to be experts in this type of property and can
handle any type of tournament facility you may be considering.
Marinas are another form of resort property that we enjoy. We appraise marinas
anywhere in the country, from inland lakes to ocean front. These marinas are often
connected to other developments such as condominium complexes, hotels, etc.
